Owner Update (5/8/2023)

Good morning Shipyard Owners,

We held our first Coffee With Meredith on May 4th. It was a great meeting, and we want to say “thank you” to all of the owners who attended. We appreciated your questions, feedback, and great ideas. We will hold another session in late summer/early fall, and we will send reminders closer to that time.

As it is our goal to keep all Shipyard owners in the loop, please note the following:

  • We have had a few calls/emails regarding the development of the property near the Pope Avenue gate, The Bank (a restaurant & brewery). Therefore, I wanted to give an update with as much information as we know to date. The projected opening date is now an undetermined date in June. The Bank will close nightly by 10pm, and the Town of Hilton Head noise ordinance will apply during and after posted business hours. Our Security Team has already obtained decibel readers to monitor in case of any noise complaints, and there is a plan in place in case Town enforcement becomes necessary. Please note that what you may see on the site right now is not the finished project. There is still landscape, hardscape, and other site work yet to be completed prior to the opening. The POA management team is in constant contact with the Town and site developer regarding any issues that may potentially impact Shipyard in the process. Most importantly, we can confirm that there will not be any access to/from the Bank into Shipyard (unless by Shipyard owners). We are in the process of closing off the lane formerly used as a drive-thru for Bank of America. There are plans in place for the Town to install a bike path from Shipyard’s bike path access point out to Pope Avenue (on The Bank side). Once approved, this bike path work will likely not commence until late summer. We will reach out with new information closer to the projected opening date. In the interim, we do understand your concerns and promise to continue keeping you in the loop.
  • The Board of Directors approved the installation of an owners’ gate at the Parkway entrance. As you may have read in previous correspondence, the owners’ gate will be located in the dispatch/visitor’s lane (to the immediate right of the Parkway Gate). Site work will begin within the next week or so, with an estimated completion date of May 29th. The gate will operate on a cloud-based system, and interested owners will be required to purchase RFID tags to use the lane. The cost of each tag will be determined by the Security Committee (estimated at $40-50 each), which will be meeting soon. Participation is voluntary. Owners may choose to continue entering the gate with a valid owners’ decal. For those who do wish to participate, details regarding costs and the application process will be sent out within approximately two weeks. However, we can confirm that this will be a one-time fee. Once RFID tags are purchased, owners would only be charged replacement fees if: a tag is lost or damaged, an owner gets a new vehicle, or a few other limited conditions (still under review by the Security Committee). Also, RFID tags will automatically be deactivated upon an owner’s sale of their property. Whereas the gate may be installed by May 29th, we may not be ready to use the gate until early June due to testing and the estimated arrival date of the RFID tags. You will also see new directional signs related to this project installed within the coming weeks. We will keep you posted.
  • Lagoon mapping is still in process. The pond maintenance team will be finished with their work by early June. The original completion date was estimated to be by the end of May, but they had a few rain delays. So if you see people in boats in the lagoons, do not fret! They are assessing lagoon conditions so that they can report their findings to the Board regarding potential remedies, estimated dredging costs, and much more.
  • Paving work was also slightly delayed, but will begin before the end of the month. This work will be from the Pope Gate to Salem Road. There will also be some patching, sink hole repair, and bike path widening near the lagoon across from Misty Cove.
  • Flower rotation work is not complete yet. You will soon see more volume, vibrancy, and color.

So as you can see, the Welcome Center team has been very busy. We will continue to stay on top of these initiatives and let you know if and when there are any new developments. In the meantime, please reach out to us with any questions or comments. We are here for you!
